 Information For Tenants 


         Important information






To make it easier for you to find a property to rent, we offer some very useful and free services via our website. From our quick search facility we take the hassle out of finding a property to rent. Once we have found the right home for you, we will begin the procedure for getting your into the property.  


When you wish to secure a property to rent with us, we have the following fees and procedures:


  • Holding Deposit                                   up to 2bed : £250      3-5bed: £500

(If the tenancy proceeds, the holding deposit is deduct from your first month’s rent)

Referencing fee                                   £65 per person (Non- Refundable)

(Per person over 18 years old)

  • If there are any guarantors to the tenancy    

Guarantor Referencing Fee               £50 per person (Non – Refundable)



PLEASE NOTE: should you withdraw or have a change of mind prior to signing a tenancy agreement, the Holding Deposit is a non refundable payment. The deposit is fully refundable in the event that the landlord withdraws. Holding Deposit and Referencing fee must be paid in CASH.

Providing reference details for renting


Before we can draw up the Tenancy agreement we will need to take references including a credit check. We have to satisfy the landlord that you are able to pay the rent and have a good character reference.


You will need the following reference details for renting:

·         Proof of ID ( copy of driving license or passport)


·        Proof of address (any utility bills except mobile bills)  


Some cases you need to provide a guarantor (depending on individual Landlords requirements)


Once we have received your completed referencing forms, they are submitted for approval and we would normally expect the results within 3-4 days. 


If you’re a student or DSS tenant you will need to provide a guarantor.


About Guarantors


In some circumstances we will ask for a Guarantor to underwrite the rent. Typically this is the case when the tenant is a student, is self-employed, DSS tenant or has only been employed for a short while. A Guarantor has to be a homeowner, need to provide proof of ID, have a clean credit history, and be in employment or in receipt of pensions. Your contact at Home Angles will explain more if necessary and make the appropriate arrangements.


Deposits, fees and rental payments


Once we have received satisfactory references, we will ask you for the balance to be paid so that you can move in.  

  •    Deposit                                One calendar month (depending on individual landlords requirements) 
  •    Rent in Advance                   One calendar month
  •    Admin/ Tenancy Fee            £ 50 Per person (Non Refundable)
  •    Check-Out Fee                     Please check with Negotiator


(We accept bank transfer,cheques or bankers draft (5 working days in advance). If paid by cash or over the counter at Bank a fee of 2.5%  is added for the amount.



PLEASE NOTE: you are unable to move in the property until the funds have cleared
